Northern Colorado Market Stats: June 2026
Here's how homes in Larimer and Weld counties sold in June 2026: how sale prices compared to asking prices, how often sellers paid concessions and how many buyers paid cash, for both single-family homes and condos and townhomes. We've also included median prices, days on market, inventory and town-by-town numbers from the Fort Collins Board of REALTORS.
These are past stats. For the latest numbers, see this month's market stats.
What Stood Out in June
- Fewer than half sold below asking. 46% of single-family homes in Larimer County and 39% in Weld County sold under their asking price.
- Plenty sold over asking. About 24% of Larimer County and 32% of Weld County single-family homes sold for more than asking.
- Concessions were still common. Sellers paid concessions on 49% of Larimer and 62% of Weld single-family sales. The median concession was $8,000 in Larimer County and $10,000 in Weld County.
- After concessions, most sold below asking. Once concessions are factored in, about 70% of Larimer and 74% of Weld single-family homes sold below asking.
- Sales picked up while inventory shrank. In the Fort Collins Board of REALTORS area, single-family sales were up 13.8% from a year earlier and the median price was $650,000, down 0.8%. There were 556 single-family homes for sale, 13.3% fewer than last June, or about 3 months of supply.
For buyers, that means well-priced homes could still draw competition, but concessions were often on the table. For sellers, it's a good reminder that pricing it right from the start matters.

June 2026 Prices and Inventory
The county numbers above show how homes sold compared to asking. The Fort Collins Board of REALTORS monthly report fills in the rest of the picture: median and average prices, how long homes took to sell, how many homes were for sale and how each number compares to a year earlier. Below the monthly numbers, the year-to-date figures cover every sale so far this year. They're based on a lot more sales, so they give a steadier read on the market than any single month.

June 2026 Town by Town
Here's how single-family homes and townhomes and condos did in nine Front Range towns. Smaller towns can swing a lot from one month to the next because only a handful of homes sell, so a big jump or drop in one month doesn't always mean much on its own. The year-to-date tables smooth that out.

How to Read These Numbers
- Detached and attached homes
- Detached homes are single-family houses. Attached homes are condos, townhomes and other homes that share a wall.
- Sale price vs. asking price
- Compares each home's final sale price to its asking price.
- After seller concessions
- Concessions are money the seller puts toward the buyer's costs, like closing costs or a rate buydown. This chart subtracts concessions from the sale price, so it shows what sellers actually netted compared to asking.
- Cash sales and assumable loans
- Cash sales are purchases made without a mortgage. An assumable loan is when a buyer takes over the seller's existing mortgage, sometimes at a lower rate.
- Median and average sale price
- The median is the middle sale: half of homes sold for more and half for less. The average adds up every sale and divides by the number of homes, so a few high-end sales can pull it up. Neither one subtracts seller concessions.
- Percent of list price received
- The sale price as a share of the last list price, before concessions. A change shown in "pts" is percentage points.
- Days on market
- How long it took the homes that sold to sell, on average.
- Pending sales and active listings
- Pending sales are homes that went under contract during the month. Active listings are the homes available for sale.
- Months of supply
- How many months it would take to sell every home for sale at the current pace of sales. The FCBR report considers 4 to 7 months a balanced market. Lower numbers lean toward sellers, and higher numbers give buyers more choices and leverage.

Stats provided by RE/MAX Alliance for detached and attached homes sold in Larimer and Weld counties in June 2026. Prices, days on market, inventory and town numbers come from the Fort Collins Board of REALTORS Monthly Indicators and Local Market Update reports for June 2026 (data from IRES, LLC, with REcolorado data in the town reports; reports by ShowingTime Plus, LLC). Prices in those reports do not subtract seller concessions. Some percentages may not add up to exactly 100% because of rounding. Want numbers for a specific town or neighborhood?
