Home Buying Do's and Don'ts

Buying a home goes a lot smoother when you know what to watch out for. Some of these are about finding the right home, and a lot of them are about keeping your loan approval on track from the day you start looking until the day you close.

Do

  • Plan ahead. Buying a home has a lot of steps and they all take time. Don't wait until you need to move right now to start.
  • Talk to a lender before you start touring. That way you know you're looking in the right price range. See getting pre-approved.
  • Be upfront with your lender. Share the full picture, including debts, past credit issues and other obligations. Surprises late in the process are much harder to fix.
  • Know your must haves and deal breakers. Share your list with us so we can focus on the homes that actually fit. And let us know if anyone in your family is allergic to pets.
  • Use the 80/10/10 rule. If a home has 80% of what you want, 10% can be fixed and you can live with the last 10%, it might be the one.
  • Ask questions. No question is too small. Make sure you understand everything before you sign.

Don't

  • Don't change jobs or quit before closing if you can help it. Check with your lender first.
  • Don't make big purchases. Hold off on the new car, boat or furniture for the new place until after you close.
  • Don't open new credit or let anyone run your credit, including new credit cards or store financing. Even some utility companies run credit when you set up service.
  • Don't co-sign for anyone. Even a small loan can affect your credit and your ability to qualify.
  • Don't make large deposits you can't explain. If someone is gifting you money for the down payment, talk to your lender about the gift letter and paperwork they'll need.
  • Don't contact the seller or listing agent directly. Let us handle that so we can negotiate for you. That goes for open houses and new construction model homes too. Let us know before you visit so we can go with you or make sure you're registered as our client.
  • Don't make an offer you're not ready to follow through on. Take the time you need to decide, but once you submit an offer, be prepared for the seller to say yes.
When in doubt, ask first

If you're not sure whether something could affect your loan or your purchase, call your lender or give us a call before you do it. It's always easier to ask first than to fix it later.
