Starting Your Home Search

A lot of buyers say "I'll know it when I see it," and that's often true. But thinking through what you need ahead of time makes it much easier to make a good decision when you walk into a home and fall for it. Here's how to get your search off to the right start.

Start with the Big Three

Location

Where do you want to live? Think about towns, neighborhoods and how far you're willing to drive. Our community guides can help.

Price

What can you comfortably afford? Getting pre-approved gives you a real number to work with.

Type

Single family, townhome, condo, ranch style, acreage or new construction? Each has its own pros and cons.

Questions to Ask Yourself

  • What do you and your family need from this home, now and in a few years?
  • What do you want to be close to, like work, schools, trails, shopping or family?
  • Is a particular school district important to you?
  • How long of a commute are you comfortable with?
  • What are your top "must haves"?
  • What are your top five "would be nice" features?
  • Are there any deal breakers, like an HOA, a busy road or no garage?

Then Prioritize

Chances are you won't get every single thing on your list, and that's normal. Ranking your priorities ahead of time helps you make clear decisions when it's time to choose between homes.

Try the 80/10/10 rule

If a home has 80% of what you want, 10% can be fixed or updated without much trouble and you can live with the last 10%, you may have found a keeper.

How We Help You Search

We'll set up a home search based on your criteria so you see new listings as soon as they hit the market. We'll also keep you posted on what's happening in the areas you're watching and schedule showings and neighborhood tours when you're ready.

A couple of extras most buyers don't get on the big home search sites:

  • Off market listing access: a weekly list of off market and coming soon homes, including RE/MAX Alliance office exclusives.
  • Insider listing access: details like seller disclosures, HOA documents and floor plans when they're available.
Searching from out of state?

We work with a lot of buyers relocating to Colorado. We can tour homes for you and send video walk-throughs, so you can narrow things down before you ever get on a plane.
