Closing Day and Moving Checklist
You've made it through inspection, appraisal and the buyer's loan approval. Now it's time to close. Here's what happens on closing day, what to leave behind for the new owners and a checklist to keep your move on track.

What Happens at Closing
In Colorado, closings are usually handled by a title company. A day or two beforehand, you'll get a settlement statement showing your sale price, your mortgage payoff, closing costs and prorations, and what you'll walk away with. We'll go over it with you line by line before you sign anything.
At closing, you'll sign the deed and the other documents needed to transfer the home. The title company pays off your mortgage and any other liens, and in most Colorado closings the funds are disbursed at the time everything is signed. Bring a valid photo ID, and ask the title company ahead of time how you'd like to receive your proceeds.
If you've already moved or you're traveling, it's often possible to sign ahead of time or remotely. Let us know early and we'll work it out with the title company.
What to Leave for the Buyer
Unless your contract says otherwise, plan to leave these at the home or hand them over at closing:
- All house keys, plus garage door openers and any keypad codes
- Mailbox keys and any HOA pool, gate or clubhouse fobs
- Manuals and warranties for appliances, the furnace, water heater and other systems
- Anything else included in the contract, like appliances or window coverings
And it's a nice touch to leave the home clean and empty, with trash taken out, so the new owners start off on the right foot.
